Some will mention putting a sign in the yard. Others will think of open houses, professional photography, or marketing. Increasingly, though, the conversation has shifted toward something else entirely – how many extra services an agent is willing to provide to justify their commission.
Today, it’s not uncommon to see agents replacing light bulbs, pressure washing driveways, baking cookies for open houses, coordinating painters, scheduling landscapers, or managing every detail of preparing a home for market.
There’s nothing wrong with any of those things. In fact, for some homeowners, those services are incredibly helpful.
While every client has different needs and there are times when hands-on support can make the selling process much easier, the Alchemy team does not believe those tasks define the value of a real estate professional.
We believe the greatest value of a real estate professional is found in their expertise.
A great agent knows how to price a home strategically, position it to stand out in the market, negotiate skillfully, solve problems before they become obstacles, and guide a transaction from contract to closing with confidence. Those are the skills that protect your investment and maximize your equity.
At Alchemy, that’s where we choose to invest our time. Many of our clients are already excellent stewards of their homes. They maintain them well, know their property better than anyone, and don’t need someone to tell them to replace a burned-out light bulb. They want an experienced advisor who will help them make smart decisions, market their home effectively, and negotiate the best possible outcome.
For clients who want additional support, we’re happy to provide it. Coordinating painters, cleaners, landscapers, or other pre-listing projects can absolutely be part of the process. We simply believe those services should be available as an option—not bundled into every listing and commission whether a seller wants them or not.
That philosophy is one of the reasons we offer a flat-fee listing model.
Rather than asking every seller to pay for the same package of services, we’ve chosen to focus our core offering on the professional expertise that creates the greatest value. If you want a more concierge experience, we’ll gladly build that with you. If you don’t, you shouldn’t have to pay for services you’ll never use.
We believe that’s a more transparent, more professional, and ultimately more consumer-friendly approach to real estate, because when you’re selling one of your largest assets, what matters most isn’t whether your agent baked cookies for the open house; it’s whether they helped you make the best financial decision possible.
